What $500K Buys You Around Columbus, Ohio

If you have a home-buying budget of around $500,000 in Central Ohio, where you choose to live can dramatically change what you get for your money.

The same $500K budget could buy you more than 3,000 square feet and a three-car garage in one Columbus suburb, while in another neighborhood it may buy you a smaller home with historic character, walkability, or closer proximity to Downtown Columbus.

That is one of the things I love about the Columbus, Ohio real estate market: buyers have very different options within a relatively short drive.

I pulled 11 homes currently listed between $500,000 and $525,000 around Columbus and Central Ohio to show exactly how much location impacts square footage, bedrooms, garage space, price per square foot, and overall property style.

So, if your budget is around $500K, which one are you choosing?

So, What Does $500K Buy Around Columbus?

The biggest takeaway is simple:

There is no single answer.

A budget of approximately $500,000 can look dramatically different depending on where you buy in Central Ohio.

You could prioritize:

  • More than 3,000 square feet

  • A three-car garage

  • Four or five bedrooms

  • Ranch-style living

  • A location closer to Downtown Columbus

  • Walkability

  • An established neighborhood

  • More space for the money

  • A specific Columbus suburb or school district

That is why I always encourage buyers to start with more than just a price range.

The better questions are:

Where do you actually want to live?

How much space do you really need?

What features are non-negotiable?

And what are you willing to trade for location?

Once we know those answers, the home search becomes much more focused.
