As we dive deeper into the final months of 2024, the Columbus, Ohio real estate market continues to evolve. Here’s a breakdown of the latest data, trends, and what it all means for buyers and sellers in the region.

Market Highlights:

Average Sale Price:

  • $291,616, a 7.2% increase over 2023.
  • Notably, 13 out of 14 markets tracked reported an increase in sale prices, signaling strong regional growth.

Days on Market (DOM):

  • Homes are now sitting on the market for an average of 26 days, reflecting a slight rise from last year and an 8.3% increase since September.

Home Sale Activity:

  • Up 0.9% compared to the same January-October period in 2023.

What Do These Numbers Mean?

For Buyers:

The increase in DOM suggests that buyers now have more time to consider their options and make informed decisions. A bit of good news: mortgage rates dropped to their lowest levels in a month this past Monday. This could make purchasing a home slightly more affordable, depending on your financing.

For Sellers:

Pricing your home correctly is more critical than ever. The current market is sensitive to overpricing, which can lead to longer DOM and potentially “stigmatize” a property, making it harder to sell later. The current sale-to-list price ratio is at 97%, a 3% decline since May. Sellers should be prepared to price competitively to attract buyers and close deals efficiently.

Mortgage Rates on the Move

Why did mortgage rates drop? The bond market reacted positively to the recent appointment of Bessent as Treasury Secretary. A fiscally conservative choice, this decision eased concerns about excessive government debt issuance, leading to lower bond yields and subsequently lower mortgage rates.

“To oversimplify the dynamic, lower government debt issuance creates a bond market environment where lower rates are more achievable,” reports Mortgage News Daily.

This development could inject new energy into the market as buyers take advantage of these lower rates.

Seasonal Trends to Watch

The rise in DOM indicates we may see typical seasonal patterns emerge in the coming weeks. While this gives buyers more breathing room, it also puts pressure on sellers to price homes appropriately and stage them effectively to stand out in a competitive market.

Another important trend: homes are currently selling at 97% of their list price, which highlights the importance of working with an experienced REALTOR to navigate pricing strategies.

5 Helpful Tips For Organizing Your Pantry

 

Real-Life Pantry Organization: A Mom’s Take on Making It Work

Let’s be honest — if you’ve ever stood in front of your pantry, holding a half-empty box of cereal and wondering where on earth it’s supposed to go, you’re not alone. I’ve been there. More times than I’d like to admit. Between kids grabbing snacks, groceries piling up, and life moving a million miles an hour, keeping the pantry organized feels like a full-time job I never applied for.

But after reading this helpful Wirecutter article on pantry organization (bless the folks at The New York Times for breaking it down in a way that makes sense), I decided it was time to finally get things under control. Not perfect, not Pinterest-worthy, but functional. Here’s what actually worked for me — and what might work for you too.


1. Clear It All Out (Yes, Everything)

It’s messy and mildly overwhelming, but taking everything out is the only way to see what you’re really dealing with. I found no fewer than three open bags of brown sugar, two expired cans of pumpkin, and approximately 47 rogue granola bars. Start fresh. Wipe down the shelves. Pour yourself a coffee. Deep breaths.


2. Group Stuff in a Way That Makes Sense (for you)

Don’t stress about fancy systems. I kept it super simple: snacks, baking stuff, pasta/rice, cans, breakfast, and “random.” Done. Think of it like setting yourself up for success on a weeknight at 5 p.m. when everyone’s hungry and you need to find the taco shells now.


3. Use Bins and Containers... But Don’t Go Broke

Yes, clear containers look great — and I do love seeing how much rice or cereal we actually have — but I didn’t go out and buy a whole new set. I used what I had, picked up a few affordable bins, and made it work. (Wirecutter made a great point about using what fits your actual shelves — I measured this time and it made a big difference.)


4. Label It. Even the Obvious Stuff.

I used a cheap label maker and labeled everything. Even the snack bin. Why? Because the minute I don’t, someone inevitably puts crackers in with the flour and we’re back to square one. Labels help me, and more importantly, they help everyone else in the house too.


5. Make Maintenance Part of the Routine

This was the biggest mindset shift for me. Organizing the pantry isn’t a one-and-done project — it’s just part of grocery day now. I do a quick reset when I unpack food, toss anything old, and shuffle things back to where they belong. Five minutes now saves me from total chaos later.


I’m not saying my pantry is magazine-ready, but it’s working. I can find what I need. My kids can grab a snack without making a disaster. And most importantly, I feel less overwhelmed in the kitchen.
