Central Ohio Real Estate Market Update – June 2025

The Central Ohio housing market saw encouraging movement in June, with solid growth across multiple key metrics. According to the Columbus & Central Ohio Regional Multiple Listing Service (MLS), both buyers and sellers were more active, indicating renewed confidence and a shift toward a more balanced market.

Sales Are Up — Significantly

Closed sales in June hit 2,951, up 11.1% from June 2024. That brings the year-to-date total to 13,813 homes sold, edging out last year’s pace by 0.7%. Summer is in full swing, and with buyers showing up in greater numbers, we’re seeing a boost in overall activity.

“Seeing an 11% jump in sales compared to last June is an encouraging sign,” said Buffie Patterson, President of Columbus REALTORS®. “It shows that buyers are returning to the market with greater confidence.”

Inventory Continues to Rise

June also marked a major gain in available homes. Inventory reached 5,188 active listings, a 32.9% increase from the 3,905 listings in June 2024. For context, the last time Central Ohio had this many homes on the market was back in September 2019.

More listings means more choices — a welcome trend for buyers who’ve been navigating tight competition in recent years.

Home Prices Still Climbing

The median sales price for homes in June 2025 climbed to $350,000, a 4.5% increase from June of last year. So far this year, prices are up 2.8% overall, with a year-to-date median of $325,000.

Homes are also taking slightly longer to sell, with the median days on market rising from 22 to 25 days — a 13.6% increase. This cooling pace suggests buyers are being more deliberate, especially with mortgage rates hovering around 7% for a 30-year fixed loan.

What Lower Mortgage Rates Could Mean

In light of current rates, the National Association of REALTORS® (NAR) introduced a new data dashboard this month to help track how mortgage changes could impact local markets.

According to NAR, if rates in Columbus dropped just 1% — from 7% to 6% — an additional 41,431 households would qualify to buy a median-priced home. Even if just 10% of those actually purchased, we could see 4,143 more home sales over the next 12–18 months.

“We can’t control whether rates drop or rise, but understanding the direct impact on the market if they do come down is extremely valuable,” Patterson noted.

What This Means for Buyers and Sellers

For Sellers: Inventory is growing, but demand is holding strong. Competitive pricing and staging still matter — especially as buyers become more price-sensitive.
