If you've searched for anything home-related lately, there's a decent chance you've also asked ChatGPT about it. Maybe you typed in "best neighborhoods for families under $500K" or "what should I expect at closing?" You're not alone — and you're definitely not imagining that AI is showing up everywhere in real estate right now.

So what's actually going on, and what does it mean for you as a buyer? Let's break it down.

AI Is Becoming Part of the "Pre-Search" Phase

Before buyers ever pick up the phone to call an agent, most of them are Googling, scrolling and now — increasingly — chatting with AI. Major real estate portals have taken notice. Zillow was first to launch a home-search app inside ChatGPT, and Redfin and Realtor.com have since followed with their own integrations. These tools are designed to answer the early, exploratory questions buyers have about affordability, neighborhoods and whether renting or buying makes more sense right now.

Here's the important part: even the portals building these tools are quick to point out that they're meant to route you back to an agent once you're ready to move forward, not replace one. Listings you see through ChatGPT are typically just a preview — you still need to go through the official site (and talk to a real, licensed professional) to see full details and actually tour a home.

Some Buyers Are Leaning on It Harder Than Others

You may have seen the headlines about a Florida man who used ChatGPT to help sell his home, handling much of the process himself with the chatbot's help. Stories like that make for great clickbait, but real estate professionals are urging caution. AI can be genuinely useful for organizing your thoughts, understanding the general steps of a transaction, or building a rough comparison of nearby home sales. What it can't do is replace someone who knows your local market, can negotiate on your behalf, and is legally accountable for the advice they give you.

Think of it this way: ChatGPT is a great study buddy. It's not the one signing the contract with you.

Where AI Genuinely Helps Buyers

To be fair, there's real value here when it's used the right way:

  • Getting oriented. If you're a first-time buyer and don't know what a contingency is or what happens between "under contract" and "closing," AI can give you a quick, judgment-free primer.
  • Organizing research. Buyers are using it to build simple checklists, compare notes on neighborhoods, or structure their thinking before a big decision.
  • Asking the "dumb questions." A lot of buyers feel embarrassed asking their agent basic questions. AI removes that friction, which honestly makes for better-prepared clients by the time they do sit down with us.

Where It Falls Short

AI doesn't know your specific market unless you feed it real, current data — and even then, it can only work with what you give it. It doesn't know that the house down the street sold in three days because of an unusually motivated seller, or that a particular school boundary line is about to shift, or that the "great deal" it flagged has a foundation issue nobody's mentioned yet. That kind of on-the-ground knowledge is exactly what a local agent brings to the table.

There's also no guarantee AI-generated pricing or advice is accurate. It's a helpful sanity check, not a substitute for a professional comparative market analysis or a second set of experienced eyes.

The Bottom Line

AI isn't going anywhere, and honestly, it's becoming a genuinely useful research tool for buyers in the early stages of their search. Use it to get your questions organized, understand the process, and feel more confident walking into your first conversation with an agent.

But when it's time to actually make an offer, negotiate, or navigate a hiccup in the transaction, that's exactly when having a real person in your corner — someone who knows Central Ohio inside and out — makes all the difference.
